Small bathroom renovations.

Small bathroom renovations, employed as a description, could be a bit misleading .

The facts are that “Small,” by itself is easy to understand, but what about small bathroom renovations? What does it mean?

Considering this, is this small in the context of size? Like 3 m x 2 m instead of a ballroom-sized bathroom?

Or perhaps it implies a small amount of work? Let us say we go about this sort of small bathroom renovation by renovating via changing the fittings only, which is certainly “small.” Whereas, on the other hand, if one pulled all the tiles off and changed the plumbing locations, the renovation would be a “large” rather than a “small” renovation.

SMALL BATHROOM RENOVATIONS AND DETAILS.

As a result, we are happy to detail our view on small bathroom renovations. We offer more than that. For instance you can also read a bit more about renovations LINK BATHROOM RENOVATION MELBOURNE.

To us, “small” means a smaller job rather than a bigger job because Small is “small” as in a cosmetic approach. By way of contrast, larger is, at its worst, a major job requiring structural repairs and all that flows from that.

To adequately explain, it is perhaps best that we provide full details for such a job.

Let us examine a job done recently.

SMALL BATHROOM RENOVATIONS AND LEAKS.

Firstly, we have a leak.

Secondly, the leak is a long-term leak with long-term consequences.

Most importantly, in our investigations we discovered damaged structural timbers. The job involves stripping tiles and plaster.  We set about, pulling up the damaged floor, replacing a few rotted structural timber pieces, and installing a new replacement floor.

Moreover, we do a professional job of full waterproofing. This is a big advance over the old 80s bathrooms.

Brand new tiles replace the old out-of-date tiling. Very nice!

In conclusion, part of our fail-safe no leakage plan is a new shower hob. We build this and we replace the old defunct shower recess with a new you-beaut, fully-frameless shower enclosure.

SMALL BATHROOM RENOVATIONS AND IMPROVEMENTS.

Our capping stone is a shining new vanity with deluxe taps.

The bathroom had been provided with a small mirror. Ridiculous.

So a new larger and more functional mirror comes in to take the poor cousin’s place.

What about a new light fitting?  Yes.

SMALL BATHROOM RENOVATIONS AND VENTING.

And did you know that today we vent to the sky. We no longer vent into the ceiling, but out through the roof.

Why?

Because it is not a good idea to vent the hot, steamy, shower vapour into the ceiling space. So we change this too. The outcome is that the owner will no longer suffer from copious amounts of condensation. The problem is caused by the shower venting moisture into the ceiling space, which is past tense.

SMALL BATHROOM RENOVATIONS – PAINT AND COMPLETE.

Painting and plaster repair.

It goes without saying that in a job like this there is a little repair, and naturally painting with fresh, clean paint is to follow. We cannot “partially paint” the walls and so we do a biggish job of painting all walls and ceiling. What results is a fresh, new-looking bathroom CIRCA 2022.

This has now completely replaced the old bathroom of CIRCA 1986. VALE.

The outcome is satisfactory on all accounts – no more leaks, no more condensation.

But more so, the result by way of comparison is breathtakingly beautiful.

It is warming to the heart, and not too savage on the pocket.

SMALL BATHROOM RENOVATIONS – WARRANTY ISSUES.

Yes, a middle-sized bathroom renovation job like this can be done for a price in the vicinity of $20,000 and for that price it can be done by a fully-licenced builder as required by legislation.

Don’t try and skimp by getting people who are not qualified and/or not licenced. You will be a law breaker, and who knows what the outcome will be.

If the work fails, you will not be covered by the law. You won’t have a guarantee.

And sadly enough, in the case described above, the first, cheap and nasty job was done by this type of fraud. It failed – we were called in.

This second job was required despite the fact that the owner had previously engaged, at some considerable cost, an unlicensed renovator, who, plainly speaking, stuffed up, did a shoddy job, and such a poor one that it did not rectify the defects.

The fellow took the money and left the owner with a problem requiring further work done by more competent and qualified operators. Fortunately for the owner they chose us, and we fixed the problem. At the same time we made the bathroom shine.

If you are renovating, small or large, consider a licenced builder.

Or better still, better call us………… Period Homes Restorations Melbourne.
